Selling your property: FAQs
What documents do I need to sell my flat in Bangalore?
Usually the sale deed in your name, the mother deed or link documents, the khata certificate and extract (e-khata for BBMP properties), a recent encumbrance certificate, paid property tax receipts, the builder's occupancy certificate for apartments, your allotment and possession letters, a no-dues letter from the association, and your PAN and ID. If there is a home loan, you also need the bank's loan statement and, at closing, its NOC and original documents. We check this list with you on the first call.
Do I need an e-khata to sell?
For properties under BBMP, buyers and their banks now expect an e-khata before registration. If you do not have one yet, apply early, since it can take a few weeks. We can tell you what is pending for your property.
How much tax will I pay on selling my flat?
If you have held the property for more than 24 months, the gain is long-term capital gain, taxed at 12.5% without indexation. For property bought before 23 July 2024, resident individuals can choose 20% with indexation if that is lower. Reinvesting in another home (Section 54) or in specified bonds (Section 54EC) can reduce the tax. The buyer deducts 1% TDS when the price is ₹50 lakh or more. Rules change, so confirm your numbers with your CA.
How long does it take to sell a flat in Bangalore?
It depends on the price, location and condition. Well-priced homes in demand areas often find a buyer within one to three months. Registration usually follows within a few weeks of agreeing the deal, depending on the buyer's loan.
How do you decide the right asking price?
We look at recent deals and current resale listings in your project and nearby, the floor, facing and condition of your home, and what new launches nearby cost. We share this with you before you fix a price.
What do you charge?
We explain our fee on the first call, before you commit to anything.
